Villas over €1 million in Istria

At the upper end of the Istrian market, price is increasingly driven by scarcity: location, land, privacy, architecture, sea access, views and the quality of execution rather than floor area alone.

What creates a premium

Two villas with similar floor areas can sit in very different value categories. A protected position near Rovinj, a first-class view, a large private plot or exceptional architecture can be difficult to replace. At the same time, a high asking price should never replace due diligence. Documentation, construction quality and a coherent relationship between house and land remain fundamental.

For furnished properties, establish whether the asking price includes loose furniture, fitted pieces, artwork, outdoor equipment and any business-related assets. The contract should make the agreed scope clear.

Private-market searches

Some owners prefer limited exposure. A qualified buyer with a clear budget, timing and location brief may therefore see opportunities that are not presented with full public details. Private does not automatically mean better value; it simply changes how the property is introduced and how confidentiality is handled.
