What makes a strong sea-view property
The quality of a sea view is not only about how much water is visible. Elevation, direction, foreground, neighbouring roofs and vegetation all affect the experience. A west-facing view may deliver sunsets but stronger afternoon heat; an elevated east-coast view has a different light profile and exposure.
During due diligence, inspect nearby building plots and the relevant planning context. No agent can guarantee that a wider landscape will never change, but understanding the current planning environment is part of making an informed decision.
Do not sacrifice usability for the view
Some dramatic hillside villas have steep access, extensive retaining walls or fragmented outdoor areas. Compare how you will actually use the house: parking, carrying luggage, moving between kitchen and pool, shade during summer and accessibility for children or older guests. The best sea-view home is one that works even on a day when nobody looks at the view.
