Usable land versus total land
A 2,000 m² plot is not automatically twice as useful as a 1,000 m² plot. Shape, slope, access, zoning, existing trees and the position of the house determine how the land functions. Review the cadastral plan and land-registry information so you understand exactly which parcels are included in the sale.
For landscaped estates, ask about irrigation, water source, drainage, pool-plant access and the annual maintenance burden. Mature planting is valuable, but it also requires a realistic operating plan if the house will be used only part of the year.
