Compare the specification, not only the render
Ask for a written specification that identifies flooring, sanitary ware, façade, windows, shading, heating and cooling, pool equipment, landscaping and external works. “Turnkey” can mean different things between projects, so record exactly what is included in the agreed price.
If construction is ongoing, understand the payment schedule and which milestones trigger instalments. Confirm the building permit, expected completion path and documentation required before final handover and registration.
Energy systems and summer comfort
Heat pumps, underfloor heating, fan coils, air conditioning, solar systems and pool heating are increasingly common, but configuration matters. Ask which rooms are served, what controls are installed and whether the electrical connection is sized for the intended equipment. Good summer shading and ventilation can be as important as headline energy technology.
